Douglas 1781. 4 New Bfesidence Sections Opened Here This Year Muck Buildirig Activity Car ried on In Spite of High Cost of Materials on AdIitions. m . -x- vln spite of the high cost of lum ber, all other building material Slid labcr, four new residence sections have been opened in Omaha this year upon yhich building of homes is now in operation. ' 1 Considerable home building has also been done in additions that V.'fte opened in previous vears The new additions a,re: Edgewood, a district on the West Side, adjoin ing Elmwood park on the east and lying on both sides of Leavenworth street; Yale place, between Thirty thiid street and Tiiirfy-fourth ave nue, extending from Parker to Lake; Sterling park, on Fontenelle boule vard, near Fontenelle park; and Homewood, at Sixtieth and Center, just eastvof Ak-Sar-Ben aviation field. Benson & Carmichael developed Edgewood and -are now building a&but .20 high-grade residences on the section which lies north of Leav enworth street. Theodore Maenner and A. B. Grif fith are building in the portion of Edgewood which lies south of Leavenworth street. . The Payne & Slater company de veloped'' Yale place and started the construction of the 20 new houses there. This addition has since been taken over 'by the Slater company. The Payne & Slater company also handled Homewood addition and built a number o houses there. Sterling park was -developed by the Flack interests, and the building was done by Temple McFayden. Fellow realtors at the beginning cf the year believed that those de veloping new additions for building purposes had a little more courage arfd. were justified by nigh prices. The builders, however, have been selling tht!r new homes as rapidly as they have been" completed. 1 The men who are building houses In Omaha say they see no prospect of any appreciable decline in build material prices'for several yars. "The reason we do not expect sr" de cline," E. A. Benson said, "is that a high percentage of the cost of all building material represents labor in pome form or other. It is not reasonable to expect that the price of labor s going down." Appraisals Exceed Any Former Year Estimates for PuElic Purpose's y . Include Property Con Realtors and city officials .say there has been more property ap praised in Omaha this year for pub lic purposes thaojn any previous year in the city's history. These appraisals include all the -property condemned by the city planning ordi nances for the - planning board's eiftht development projects. These projects are: Widening of Twenty-fourth street, Leaven worth to Cuming; opening of Twenty-second from Howard to Dodge, widening of Twentieth from Leavenworth to Dodge, widening and opening oj Douglas from Twen tieth to Twenty-seventh,, widening of Harney from Twentieth to Twenty-eighth, widening of Center from thirty-fourth to Sixtieth, and the belt line traffic way and the river drivV ' GeorgeN Morton, chairman of the city planning commission, believes that the property appraised on these projects represents at least $4,500000. Theappraisors, many of whom have spent at least one-half of their time this summer on this apprais- ment work, are Frank H. Myers, W. R. McFarland, H. A. Turkey, C. F. Harrison. John L. McCague, E. Secretary Board ef Education, t - 603 City Hall. Realtors Laud Present Citv Administration Pleased With City Council's Zonnig Ordinance and De-' velopment Projects of Board. Realtors and others interested in city development believe the pres ent Omaha city councH and plan ning board have accomplished this year a greater work than' that done by any previous administration. They have in 'mind the zoning ordinance and the fdanning board's eight development projects which the city council has agreed-to submit to 'lie voters for approval in Ne yeTiiber. , "These two movements," said E. M. Slater, chairman of the real es tate board city planning committee, "will affect the development of Omaha for all time to come.- The zoning ordinance vill serve as a protection to the home -ewners and business alike by enabling them to know definitely al all times what class of develofctiK-nt may be under- rtaken in their respective vicinities. The different development projects which the council will submit to the voters will make possible the devel opment jof large areas of potential business property, prevent congest ed traffic districts, and will save the citv vast sums of money." Mr. Harold Gifford, one 'of the city's most enthusiastic supporters of "the river drive, said, "unless the city acquired-at once the property needed foe the river drive, it is probable that private interests will take- it over and start suclj industries would make it unportant for the city-. to develop Mts-river front. Jn my opinipn, the river ('.rive property must be obtained now, or never. The downtown development pro jects are somewhat different. Every one of these developments must be made .sooner 'or later. If the city puts them off for a few years, the expense will be several' times as great. 1 Omaha's growth will force these changes to be made. Tt is simply 9 question of whether they are made now or later, when they will cost many times more than they will cost now.
