Detii-las 1211. 424 South 14th St. I There are probably under construction in Omaha at the present time not less than 450 new homes. That fact alone is pretty good evidence that the proper time to build is now, instead of next year or the year following. At least it is indication that a good many men have looked into the building situation sufficiently to feel that their money is being safely invested. Also the fact that these houses are under construc tion means that more than $1,500,000 is now being put into new homes in Omaha is not waiting for any more favorable time for investment in homes. Many of these houses are being built by realtors, who have from one-half dozen to 20, and sometimes more, houses under construction all the time. These men would not be putting their money into homes if they did not believe absolutely that conditions are right and proper for building now instead of some future time. The mere investment of this money in houses, how ever, doesn't need to be taken as final indication that the money is' being wisely spent. The financial experience thus far this year of those who have completed new houses and the demand for these houses now being built does show conclusively that the judgment of those who are now building is good. I There probably is not a single new house in Omaha I completed this year and built for sale which has not yet been sold and which is not now occupied. In a majority of instances, sales were made before I tKe houses were completed. 1 Also there Is probably not an individual who has built his own home to live in it and who has not had an 1 opportunity to sell it at a handsome profit. Scores and scores of the houses now being built are already sold. If they are not sold it is because the builder does not want to sell until the house is completed. i There is one instance where an unfinished house in Omaha was sold twice. The second buyer paid $200 more three days before the first sale was made. aa The house probably will not be completed for three f weeks. 1 i - - I One realtor, who has built at least 50 houses this year, has sold every one of them before they were finished. mi ill J -1 a . i 1 1 i inese experiences wui go 10 snow conclusively mat TlMltBA Kl 1 ll 3 1 ft n A 4- 4-Iia TMntlAl i en rek-Pi4-V1-k ststMis iv udv UUUU1115 a-b ivAic iociib time 10 a luiitauic occu- They show that a man who is building as a business, f with an idea of selling his house at a profit, has to do 1 nothing more than to offer his place for sale to sell it. SB si They show the individual who builds a home to live in can dispose of his property at any time if he cares to do so. I The present costs of building do indicate that prices 1 are not going to come down. aa One builder three weeks ago let a contract for two f new houses, similar in every respect to six he had con- tracted for about a month earlier. 1 The two for which contracts were let three weeks f ago cost $200 apiece more than the six cost a month later. . as With prices going up and with the demand for I houses that has apparently no ending in sight there seems to be very few good reasons why man who Intends to 1 build should wait. 1 I "HnllllllllllllllllllllllllMf!IIHllllllllllllllinl!llllnlllll!l!lMlllllllllllllIUI!lHl'll!IIIIHIMIJIlllll!inilllilllllni lIIIMll!lllllll!lMl!li:ilninillllllll!llMni::il!llninilMUUUII!l!i:!!ll!llllN'!l!ll.ir F.
