New York, Nov 8. Stocks experienced their worst decline of the year today, fall ing 3 to 8 points on revival of liquidation, provoked largely by the latest political crisis in Russia. Bonds also were affected to an unusual degree and remittances to Russia and Italy established lowest records since the war. An echo of the recent election and Its possible bearing upon corporate Issues was furnished by the extreme weakness of local tractions, which broke severely, affecting utilities of national prominence, such as American Telephone and Western Union Telegraph, The session opened, with every promise of further' betterment, as suggested by yester day's general and substantial advance. Ship pings featured the early rise of 1 to 3 points, with coppers and steel, the latter being moderately stimulated by the more settled conditions in that Industry. All gains were ruthlessly swept aside on the first advices from Petrograd, the mar ket reacting sharply before the end of the first hour. Belling In enormous quantities continued up to the final hour when short covering brought about temporary recover ies of 1 to 4 points. Where is the property located which secures the first mortgage losns you offer? Our farm loans are in the eastern part of Nebraska: practically none west of Red Cloud, Hastings, Grand Island, Fullerton and Norfolk. . Do you lend on irrigated lands? No the life insurance companies with half a century of experience in lending on farms do not, generally, do so and we follow their example. But there are good loans west of the territory in which you lend? Yes; many of them. But we prefer to stick to that part of the state which has a longer record of safety in invest ments. What rate of interest do your loans yield? ', Nearly all our farm mortgages are now made at 5 per cent interest. Why do you lend at so low a rate of interest when money is so high. (1) Because farm mortgages have the advantage of stability when other securities may be affected by a long var. (2) Because of the foregoing, many who heretofore in vested in other securities are now buying farm mort gages and the large flow of capital into them tends; to keep the rate down. (3) Because a tax-free mortgage at S per cent interest nets as much as a taxable security at 6 or 7 or often times 8 per cent dtjI isn't there danger of land falling in value? A little, perhaps. Land values are high but they are gen erally sound. It is most probable that farmers will con tinue to receive high figures for everything they have to sell for some time to come. It is doubtful whether ap praisals have ever been made with more care than now, and I do not see how any possible decrease could affect well-made loans in eastern Nebraska. i How much do you lend on improved farms selling at $100 to $125 per acre? . About $50 per acre. On land selling at $150 to $200 per acre? About $60 to $$5 per acre. How is the interest collected? . Interest is collected by us and paid over to the owner of the mortgage by check or draft without any charge on our part i What dd you charge for furnishing me a mortgage loan for investment? Nothing. -'V How can you afford to do this and to collect interest for me for nothing? ( We charge the borrower a commission when we furnish him the money. By collecting interest free and attending to loans for the investor we are enabled to sell very many more loans, and thus we are paid. In what amounts can I buy farm mortgages? In sums of $1,000, $1,200, $1,500, $2,000, etc., up to. $20,000 each. But how can I invest $100, $500, or $700 in farm mortgages? By buying farm mortgage bonds tht same kind of loans as the others except that instead of one note of $10,000, the borrower signs twenty notes of $500 each and se cures them all by one mortgage just the same as he, se cures one note of $10,000.
