I to believe that there will be unusual activ

y Building operations are reported acatter-
fnaly from all parts of the city, but at this
time there has been little work started on
structures of any magnitude. Excavations
are now belnK made for the 1123,000 apart
ment building at Seventeenth and t.
Mary's avenue, and this Is probably the
most pretentious structure that has been
started this spring.
The most convincing facts that 1911 Is
to be marked by unusual activity come
from the offices of the architects. All of
them are busy and some report that they
are turning work away, having more at
hand than they can turn out. There are
a number of the architects who nrc pre
paring plans for massive dwelling houses
and apartments, but thev are not In a
position at ti ls time to give out anything.

There Is a. gcneml feeling of satisfaction
and encouragement among the real estate
dealers. They are not bringing about many
sales, but they are encouraged by the large
number of Inquiries that are being made
by those, who have money to Invest. A
great many of the prospective purchasers
have It In mind to build, and they do not
feel that It- would be profitable to make
purchases until spring begins in real earn

soon as the trees begin to bud and the
dandelions poke their noses above the sod
there Is going to be plenty to do for all.

tions. For many years the na
tional tendency has been to
ward the superlative or the
superfluous. The man who
could build the largest locomo
A
tive, the tallest building or the most ex
pensive palatial home, Is looked upon with
mixed admiration and awe. While efforts
to do great things should not be dis
couraged, they have necessarily created a
feeling of discontent among whose means
would not permit them to do as much.
A marble palace costing a million or two
may be a gem of architecture, and a
Veritable museum filled with art treas
ures, but such a home can not be said to
be truly homelike, and establishes a false
standard.
There is more true homelike beauty to
be found In a simple cottage designed and
furnished In good taste, than Is to be found
In the palaces of the rich. Why? Because
the true home spirit. Its true significance
as the abode of love and happiness Is lost
track of In the effort to out do some rival
millionaire.
The reaction from this tendency has been
toward the simpler things, the living of
simpler lives In simple, homelike habita
tions. Without question, the leader In this
movement towards simple homes which
Is a fact becoming nation wide, is Mr.
Guitav Stlckley, the acknowledged head
of the craftsman movement. Like all In
novations, the craftsman Ideal has had to
receive and live through Its Bhare of critic
ism. By those who preferred excessive
adornment on and In their homes It was
called "dry goods box architecture." It
is unite true, that everything In craftsman
architecture Is "on the square," but not
to the extent that a craftsman home would
resemble a box.
The keynote of the craftsman Idea Is
simplicity, not riisiM j)r)mittveness, but the
straightforward expression In the outward
appearance of a home, of the simple needs
within. Everything is. real. Selected ma

materials to give a false impression of
quality at low expense.
Mr. Stlckley believes, and Is supported by
the profession, that a home should be
planned In as simple a way as possible, and
make up for the saving In cost by using
a better quality of material than Is ordi
narily used In the construction of Inex
pensive homes. "In fact, the one central
thought In all craftsman activities Is the
simplification of life and p return to the
more democratic modes of thought and
conduct of our fathers. Accordingly the
exterior lines of the Craftsman house are
very simple and Its Interior divisions are
few. One Immediate result of vital Inter
est to most builders Is the economy thus
effected. Aside from economy, however,
the ruling principle of simplicity effects
other Important results. It gives the
Craftsman House a beauty and a dignity
that is all its own and reacts most favor
ably upon the life and character of the
Inmates. Passing for a moment the beauty
of slmplloity In design, its effects on
character are worthy of the most careful
consideration.
The beginning of life and character lies
in the home. Its Influence Is paramount In
shaping our social and national destiny.
Our future welfare as a nation depends

our children grow up. And present lack
of principle in building is not having the
right eort of influence.
The desire for superfluity Is equally
harmful to men. women and children. The
man who Is ambitious to provide for his
wife and children surroundings equal to
the best Is burdened beyond his strength.
Tho woman who Is trying to keep up the
appearance which she believes should be
long to her station In life Is taxed to the
utmost. Worst of all, It starts the children
with standards that (end to preclude the
possibility of their going Into housekeep
ing for themselves In a simple and sensible
way."
A craftsman house can be either one or
two stories high, although the one-story
bungalow makes the Ideal craftsman home,
and fits In well with the craftsman Idea
of living in as simple and economical
way as possible. Simplicity does not mean
barrenness, and the design of a craftsman
home should rot be carried to that ex
ereme. It Is the same In dress. Simplicity
In dress indicates good taste, but a man
should not go to the extreme of leaving off
his necktie on the ground that it Is n
superfluous ornament, not contributing to
his comfort. One can carry even simplicity
to an extreme.
When a craftsman house 's two Btorles
high, the second floor Joist tire left visible
and a saving in the cost of plastering Is
made up by making the Joist of better ma
terial, to match the rest of the woodwork,
and in this way to make a very satisfac
tory beamed ceiling, strictly In accordance
with first principles. Imitation .beams
made of thin material boxed up
and mltered at the corners, and merely
hung on the underside of the celling to
give the appearance of support without
actually sustaining the floor above would
not be In accordance with the craftsman
Idea. The craftsman Idea In short, means
simple, virtuous living, in ' simple, Inex
pensive homes, well bulit of simple, easily
obtainable materials, and the utter elimina
tion of all needless superfluity both in the
home Itself and In the lives of Its occu
