the Part He Didn't Play
In the Game.
"Anyhow." said the girl In the new
spring hst with the trelllswork of rose
on it, "It was Harry' own fault." He 1
always trying to do thing tht re funny
and expect us to go Into ecstssles of
mirth over them. How wers we to know
this wasn't one of them? It was my turn
to entertain the club, and It was to be s
costume party.
"I decided to have a Dutch luncheon,
and every one was to come dressed a a
Hollander. Nearly all of them came early,
but Harry, and w were all laughing at
ach other, when I heard some one on the
front porch. When I opened the door I
nearly died of laughing. I knew at once
it was Harry, for I recognised his eyes.
He must have gone to an awful lot of
work getting up his costume, I thought,
for he had on big blue trousers snd a
checked shirt with pearl buttons, and
under his cap was s wig of straight yellow
hair, and he wore a big yellow mustache.
"He hung back and acted as though h
was ashamed of himself and, really, I
didn't blame him, for you know how proud
Harry usually Is nf his appearance. I
grabbed him and dragged him In, sn-1
shrieked for every one to come and look.
They Just went rraxy over him, told him
he was splendid and asked where he got
the costume, while they were turning him
around till he must have been dlssy.
"He played the part pretty well, too,
actually stammering some Dutch at us and
sending us into fresh spasms. W all
laughed, so no one could have told what
he wss saying If any one had wanted to.
Then he backed up against the wsll and
got mad and threw his srms around and
knocked over a lamp. When he didn't

all stopped laughing and began to feel
a little Indignant. It seemed to be carry
ing the Joke too far.
"Goodness knows what would have hap
pened next, for he was breathing hard
and glaring at us. when there wss a
fresh commotion in t lie hall, and who
should walk In but Harry himself, in ordi
nary clothes, with nothing but a big Dutch
cap to disguise him.
"I looked at him. and then I looked at
the man t had dragged In. 4 I thought

fers of real estate In New Tork City, to

hundreds of lawyers that do more or less
of the work. These title companies have
practically searched over the whole of
New York. They have gone through th
haystack and found all the needle that
are likely to stick Into a man unaware
If he goes to buy properly. They hv
records so complete that If th city's

In Baltimore, these title companies coold
come very near to duplicating thsm.
Suppose a man wishes to buy a home.
He employ a title company to search
the title. The work Is done. Prospective
buyer snd hopeful seller meet in th com
pany's office. The young lawyer whose
duty It Is to close the title Is often a
good deal like an executioner. In ths
presence of the buyer he turns t th
seller and says:
"I am sorry, sir, but I must tell you
that your title Is not marketable."
"What? Say that again," the poor man
cries. HI face ha changed through all
the expression of hope, unbelief and mis
erable certainty.
"Why, I've owned that plac for ten
year," he declares. "I worked and saved
for It. I paid good rash for It. Do you
mean to tell me It Isn't mine, to own or

tions. First come the business depart
ment, which looks after prospective cus
tomers, files applications, etc.
After the preliminary contracts between
company and client are drswn, the "search
department" collects all the data In any
way bearing on that title. An abstract
Is written out and sent to the law de
partment. Here one of the 'young; law
yers, from up-state perhaps, who would
otherwise be wearing out the top of hi
desk with his heels, begins to prove each
step n the transfer. Ha compare all
record and notes on the abstract any
possible objections to the title.
The young lawyer's work Is reviewed
by a set of old sages or higher critics
known ss "readers." They are Well
versed in all troublesome points of real
estate law. While they are adjusting
their spectacles the minions of the "sur
vey department," rattling their chains
like ghosts, sre going over the property
to see that all It limits are truly marked.
The "municipal" aid "tax" department
look out for violations such aa encroach
ment on the public highway and for non
payment of taxes. There Is room for
trouble In this latter department, for th v

may be redeemed within twenty yeara.
Therefore no matter how many times It
has changed hands the man that lost It
originally ran claim It by payment of back
taxes, within that period.
The "street department" finds out If all
necessary streets are opened, and If there

ing department" geta hold of that title.
Seller and buyer are brought together,
and If all appears to be well the owner is
divorced from his land and the new union
