Experienced Investors consider no other
Investment quite bo good or qulje so saf
as good real eatat. ana no oiner real es
tate that brings returns quite as quick as
good city property. By looking back over
the past history of all the larger cities,
they show a rapid Increase In the value
of their property. Take It her years back,
and property that was considered worth
only a little more than farm land has now
tripled snd quadrupled In Talus. Many
have been made Independently rich by In
vesting a small amount In this suburban
property In New York, Chicago and many
of the other eastern cities.
Just now shrewd Investors are looking to

DISPOSITION TO CARRY PRICES UPWARD
Deposits Reach New Record Figure
aad Loans aad Cash Reaonrcea
Go A dots Laat Week's
Kiajnrea.
NEW YORK. Jan. Su.-Tradlng In stocka
waa listless today and the changos in
prices were trivial. The market moved
hesitatingly throughout the session hut
closed heavy at practically the lowest. The
room traders showed a disposition tocairy
prices upwards, In spite of free selling of
United Slates Steel preferred, and dis
couraging opinions current over the iron
and steel outlook. -
Prices gave way after the publication of
the bank statement. The item of deposits
reached a new record figure today and
loads and cash reserves went above last
week's record figures. The changes in the
various items were not fully up to last
week's unprecedented records, but the in
crease In loans, with last week's and cne
other exception, has never before bwn
equalled and the Increase In deposits never
or lore witn last week s single exception.
The loan Item of the clearing house banks
Is now close to the billion dollar mark.
The week's gsln In rash is considerably
In excess of the preliminary estimates,
but was not sufficient to make up the In
creased reserve requirement from the enor
mous growth In deposits, so that the sur
plus is slightly Impaired. The New York
banks are putting large funds Into com
mercial paper from interior points and
large loans have been made on sterling ,
collateral, so that the rapid growth of
the loan account is regarded as sound and
safe. But there Is a growth of conserva
tism about extending credits for speculative
committments In the stork market. It is
pointed out that the Increase of banking
reserves last year raroe to a halt In the
laat week of January, while the loan ex
pansion pioceeded from that time to Feb
ruary 1, to the extent of $70,000,000. From
February 7 to March 14. last year, the
New York banks lost over $30,000,000 rash
and the surplus in the. ssme time declined
$27,213,800. These conditions and precedents
are a force in causing the halt In the
speculative Interest In stocks.
Foreign Influences were slight but were
favorable to higher prices.

The cattle market this week has been' In
very unsatisfactory condition to all con

hampered with a shortage of refrigerator
cars which has made it difficult to move
heir meat products. Receipts of stock

The cow market has followed much the
same course as the trade on steers. As
compared with Wednesday prices are

the week. The market, however. Is very
uneven ss Is always the case when prices

Bulls are also snout a quarter lower man

grades from 12.60 down. There has been
a rainy gona demand this week for
bologna bulls and prices are not a great

lower, but still the best gradea bring
around $5 and possibly $5.25.

SHEEP There were not enough sheep In
the yards this morning to make a market.
For the week receipts show an Increase
over last week of about 6,000 head and as
compared with the same week of last year
there Is an Increase of about 12 000 head.
In fact, receipts have been very heavy all
the month of January, the Increase over
January of last year amounting to over
69,000 head.
In view of the henvy receipts, not only
at this market, but at all others. It Is not
Mirprlslng that prices have eased off a
trifle. The mutton market In the east
seems to be in rather bad condition snd
that, together with the shortage of re
ceipts, hsve all worked together to breiik
the market. As compared with Monday of
this week the good to choice grnds are
about a quarter lower, while th common
and part-fat kinds sre flow solo nt n, de
cline of 2."'7i40c. One trouble with the mar
ket this week has been the poor quality of
the offerings, good stulT being verv scarce.
For the last few days the nunllty ba be-on
so common that a large rlvire of tho sr
rlvsls have sold for feeders. There hns
been a pretty fair demand all the week for
feeders, but In view of the break In the
price of killers the market on feeders has
also eased off to some extent, particularly
on the commoner kinds.
