Well-Placed Omaha Investments Sure to Brtnj In the growth of city there Is nothing more remarkable than the fancies which enter the mind of the people of the com munity as to the advantages possessed by one part of the city over another aa places of residence or for the transaction of bus iness. In no town of the United Btatcs has the first Impression of the people as to the probable trend of settlement and develop ment been borne out and It would be diffi cult In many place for anyone at this time to tell why one part should have been se lected over another as the business section or for the construction of the most attrac tive residences. Once In a while the reason will be apparent at the time the particular part of the city comet Into prominence, but this reason will be lost In the course of time, and what was once considered de sirable feature will be regarded aa a cause for aversion and may lead to an abandon ment of the locality for the purpose for which It was first designed. Omaha Is no exception to the rule, and In Its history of about fifty years there have been' a number of marked changes In the opinions of the cltltens generally as to the most desirable part of the city either for business or resi dence. The business center of a community, In the mind of the general public that part of town In which the retail business of the city Is transacted, and the oftentimes more Important wholesale trade can never bear. In the public mind, any connection with thla movable location. When Omaha was first platted Farnam street readily, as the cen ter of Settlement, became the business cen ter of the town, and ao far aa the east and west streets are concerned, It has never been changed, although several attempts have been made to take the bulk of the re tall trade from that street. The original business center of Omaha was around the park, which on the early plats of the city Is shown to have been along Ninth street, with Its center about Farnam street. Around this park business houses were built, extending west along Harney, Howard, Farnam and Douglas streets, with the center of the district in the neighborhood of Tenth and Farnam, Tenth street coming to be what It continued for several years, the principal business street running north and aouth In the city. Harney and Howard streets eaat of Seven teenth and west of Eleventh, were consid ered "among the best of the resldenoe streets, and some of the finest homes of territorial Omaha were built upon those grounds, some of them standing upon their original location at this time. Later thla property has been claimed for wholesale houses principally, hut never has It en tered Into a consideration ot the center of business activity of the city. As related by some of the older citizens, the general opinion wag that Omaha would develop more rapidly to the southeast from the then business center, and this opinion was strengthened as lata at 18(5, when George Francis Train made his historic purchase of "6,000 lota In the city of Omaha," most of which were in the south eastern part of town. RE H 2 of the Business Center and Farnam streets, for It was here, on land primarily designed aa part of the park, that the Herndon bouse was built by Dr. Miller and others. Land values at that time can be estimated from the fart that In 1R56 a lot on Douglas street between Fifteenth and Sixteenth streets sold for $400, which wsa an advance of $250 over the price at which It had sold short time previous. Business slowly moved up Farnam atreet until 1866. when a serious attempt was made to place Douglas street at the center of the business world of Omaha. That year the Caldwell block, was built at a cost of $200.. 000. A number of persons had Joined In the construction of this block and the ownera generally moved Into the new quarters. The Farnam street land owners restored the center of activity by a short time later con structing the Central block, which now stands practically as first designed on Far nam atreet between Thirteenth and Four teenth Btreeta. This was also the work of Individuals who combined to make a solid block of similar design, and was one of the first Important steps In moving the center of business from Tenth street, which It had been leaving gradually for some time. The second stopping place of the business center was Thirteenth street. From How ard street to Douglas street It vied with Farnam street for several years, and many persons did not realize until too late that the retail district of the city was dlstlned to move farther weatward. With the con struction of the old postofflce building snd a number of brick blocks on Fifteenth street In the early 70s brought that street between Dodge street and Howard street into prominence, and In a few years the best stores of the city, with one or two ex ceptions, were to be found In the neighbor hood of Fifteenth and Farnam streets. It was not until the "boom days" of the 80s that Sixteenth street property came to be recognized as 'the principal north and south retail street of the city. The blocks bounded by Howard, Dodge, Fifteenth and Thir teenth streets had been built up more or less solidly, but when Harden constructed the first department store building on Six teenth street It was the neighbor of a green house which had stood on the ground for many years from the time it was In the "suburbs" In fact and which waaf main tained at the corner of Sixteenth and Doug laa streets for several years later. With the construction of the street car line on Sixteenth atreet, which brought there the people both from the northern and southern parts of the city, and the proposed con struction of the new federal building on that street, this property came actively Into the market for retail purposes and assumed the position which It now maintains. Dur ing thla time there were two districts which received considerable attention and which promised to take considerable part In the retail business of the city. One was St. Mary's avenue near the Junction with How ard street and later Leavenworth street after It had been graded. But neither of these promises have so far been redeemed. While the changes In the center of busi ness activity covered not so large a scope of territory and the natural tendency to the west was fought upon every point by those who owned property In the eaatern partof town, there were many changes In the residence districts. The popular Idea re mained fixed upon South Tenth atreet property as the most deslrsble for many years, and It was not until Hanacom park had been donated to the city and bad been developed to a certain extent that there was any change. When the horse-car line was built up St. Mary's avenue and out to the park there waa a movement In that direction and along the plateua of St. Mary's avenue a number of hornet were constructed by prominent citizens, which added to the demand for land In that neigh borhood, and the Park district was formslly recognized as one of the most desirable of residence districts. This continued in popularity equally wilh Bouth Tenth atreet for a number of years and Is still among the districts which are considered good. It waa a short time after the great activity In Omaha real estate opened In 1883 that the third popular residence district was thrown upon the market. While the town had been grow ing to the northward slowly the first ad dition to that part of town, laid out by John A. Horbach, did not move with much energy, and there was for a time consid erable effort wasted In trying to attract public attention in that d'roctlon, but when Kountze place waa platted and placed on the market, and street car lines passed it on two, sides it Immediately came Into favor, which has with slight interruption since continued. The hills which hung over the city west o? Sixteenth street for a long time offered obstruction to the development of the city In this direction. Bone adventurous spirits who desired sightly locations for their homes mounted the hills and there were a few houses of more modest sort built west of Sixteenth street during the 60's, but these houses were few and far between and the "West Farnam district" was not in the dreams of tne most san guine. When It was first proposed to grade Farnam street and some of the adjoining streets "until water would flow from Twenty-fourth street to the Missouri river" there were Indignant protests and doleful prophesies on every hand. One day the work was authorized. Several changes In gradea were made until the result was accomplished, but no sooner had It been done than the district west of Twenty-fourth street became one of the most desirable In the city for residence purposes. People beyond tht low ground west of Twenty-fourth street and upon the hills and plateaus erected some of the first homes of the city, where today they form the center of values for Omaha resident property, and such are the style of build ing erected that the district must continue for many years to be a fashionable resi dence neighborhood.
