Every agent reports an Increase, and one
says' that seventeen offers of tho list price
have been refused In tho last thirty days.
The, advance In high-priced property is
not so marked as that of cheap property.
In the western part of town houses and lots
which wero offered last winter for $1,000 are
now being held at $1,500. As much real cs
tate Is selling today as was selling at the
lower figures, and the demand Is for per
manent Investments for homes or rental pur
pores. Every pleco so far sold is bringing
at least 6 per cent net on the principal In
vestment, whllo some of tho exceedingly
oheop bousjs and lots are doing better. Un
improved lots show sympathy with tho Im
proved, nnd the proprietors of several ad
ditions have advanced prices from 10 to 25
per eent all around In tho lost sixty days.

The advance Is not confined to nny par
ticular locality, but the development of the
boulevard system has brought Into demand
traots and parcels of land hcrctoforo consid
ered unsalable. The extreme southeastern
part of town Is beginning to show activity
because of the Improvements of Illvcrvlow
park and hillside lots arc being snapped up
at figures which would have been deemed
exorbitant two years Hgo.
Kontal ngonts state that the demand for
medium sized cottages nnd apartments was
never so large. Price cuts no flguro In the
case. All of the small-sized houses arc full
and the demand Is unsatisfied. Rents have
been advanced from 5 to 20 per cent on this
class ot houscR und tho prospect for further
advance Is bright.
The, Improvements being made by tho
small homo owner have caused considerable
comment In real estato circles. Kvery day
the building Inspector Issues from ono to a
dozen permits for Improvements costing
from. $25 to $500. This Is nn entirely dif
ferent condition from that of two years ago,
when owners of large properties were con
tent to make only such repairs as wero
necessary to prcservo thlr property.

Monday morning to Investigate the robbery
of the .Nebraska brewery, Third and Hick
ory streets, succeeded so well that by 10
o'clock they had their men In Jail and had
wrung confessions from them,
At the start there seemed to bo a very
slender cluo to work upon. The manager
of tho brewery explained that some tlmo
during Sunday night burglars bad broken
Into the boiler room of tho plant, where
they secured tools with which they bat
tered down tho door leading to tho cooling
room. From the latter place they stole
three pony kegs of beer, worth $7.20, and
made uway with them. There wero Indi
cations that tho marauders were familiar
with tho premises.
As a pony keg of beer Is nbout all a
strong man enn lift the pair of novice
sleuths reasoned that the property had
not been carried far; they reasoned nlso
that It would bo natural for tho thieves
to roll their loot down hill. Acting upon
this theory they walked down a long, gen
tle slope In tho direction of the river and
finally came across a man asleep In the
weeds.
"Here's one keg of beer," said Olbbons.
A short distance away on an ashheop, his
face the hue of a boiled lobster from long
oxrosuro to the nun, lay another man.
