The moderni zation of the Stuart took place in 1971 . The Dubinsky Brothers Theaters re-opened the Stuart in July of 1972 and has been running it since then. The Nebraska Foundation currently is using the building for income. There are six stores of various business on the street floor and nine tenants on the 2nd through 5th floors operating with leases.
