Housing office will review apartments

One phone call to the Lincoln Housing
Code office can tell you about the condit
ions of the apartment building you may
plan to live in.
Joseph Turek, chief housing consultant
for that office, said some of its information
is confidential, but if a caller asks for a
particular address, they are willing to give
it.
Turek said his office inspects apartment
buildings, which are defined as everything
with two apartments or more, to make
certain they pass the minimum housing
code. He said they look at health and
safety matters.
To license an apartment, the owner
must apply and Turek's office then sends
an inspector.
He said there are over 2,000 licensed
apartment complexes in Lincoln
Turek admitted that he is understaffed
in the area of inspectors, but another man
has been hired to help.
New buildings are inspected upon
completion and then again after four years,
he said. Other buildings are inspected every
two or three years, depending upon its age,
he explained.
Because of the timing of the inspect
ions, Turek said the files on apartment
conditions are not always current.
In much older buildings, he said, there
are inspections every year.
If a tenant has a complaint about the
condition of his apartment, he may call the
Housing Code office, and they will send
out an inspector immediately, Turek said.
Action taken on the complaint would
depend upon the severity of the situation,
according to Turek.
For example, he said, if there was not
a sewer system, they would immediately
placard the building. Placarding is putting
up a big red sign which says the building is
unfit for human occupancy and lists the
infraction, Turek explained.
If the violation is not too serious, the
landlord may have 90 days to correct the
problem, he said. The inspector writes a
letter to the owner and lists the changes
which need to be made.
If the situation is not corrected within
the time limit, another letter is sent with
another specific time limit, Turek said.
If there still is no action taken, the
building will be destroyed, he said.

The Nebraska Union Board has in concept en
dorsed several proposed modifications in Union
services, and is requesting student input before
any further action. Proposed changes include
relocating the barbershop and leasing its pre
vious space; remodeling and leasing the small TV
lounge; additions of services such as a deli, plant,
film, candy, and ice cream shops; and remodel
ing the North Desk. Blueprints and drawings
can be viewed in the Main Lounge.
The open hearings will be held in the Nebraska
Union. The first is on Wednesday April 5 in the
Main Lounge at 7:00 P.M. The second hearing
will be at the Nebraska Union Board meeting
on April 12.
Union Board encourges your active participation
