Roscncrans & Son Sell Land There to Forty-one Nebraskans Who Improve It on a Co operative Plan and Great Results are Looked For Land Located in Seven Sections of Ranch The following has been taken from the Falfurrlas Facts, published at Falfurrlas, Texan, under date of Oct. 21, as Interesting to a number of our best citizens mentioned therein. The property to which It refers in the Parrlta ranch, a tract of land of about 18,000 acres, being colonized by Messrs. Burton & Dunforui of San Antonio, and was originally a portion of Mrs. II. M. King's 1,400,000 acres. It Is located Just 2'i miles east of Falfurrlas, Texas, and In the great gulf coast truck and citrus fruit country. We have been Informed that this proposition was opened to the public less than one year ago. At present the greater part of It has been sold and Is being colonized very rapidly, there being now over 2,r00 acres going under cultivation, with the prospect of another 2,000 acres being added the coming winter. In the center of this property a new town called Flowella Is being started, so called by reason of having In the center of the townslte a (lowing well. At present Falfurrlas Is the nearest postofflce, but all necessary papers have been Med with tlio poHtoffico department for a postofflco at Flow ella. It will be Interesting to some Of our readers to know that there Is one single orange grove on the prop erty containing 120 acres. Let "Rosy" tell you all about It. The article reads as follows: "It now appears as If Plattsmouth, Nebraska, and surrounding vicinity, Is to furnish I'arrlra w'ith the banner colony of the entire ranch. Soon after the opening of l'arrlta, tlio Messrs. V. K. lUiseiicrans &. Hon, of Plattsmouth, wcro chosen to repre sent Burton & Dauforth In that vicinity, and developments have shown It to have been a wise selec tion. They have been able to Interest the best citizens In that locality, many of whom have visited the ranch and everyone found conditions just as "Kosy" had represented. They have gone among men of varied voca tion, and among their list of patrons are to be found politicians, business men, professlonallsts, farm ers and others working for daily wage. Many have paid one-half cash, others all (ash, and many have bought small tracts on the monthly payment plan, but out of the entire list of buyers, there does not appear to be one single person who has bought with the Idea of speculation purely, but with the II rm Intent of sooner or later making substantial Improvements and doing their share toward making , l'arrlta one of the most completo communities In the entire gulf coast country of Texas. Their purchasers have been scat tered throughout many sections of tho ranch, but in whatever section they have been placed all are to be found In ono particular portion of that section. This colony Is repre sented In sections 1, 9, 12, 20, 21, 23 and 20, sections 9 and 26 being occu pied by them exclusively, and It has been predicted by those in close touch with all that is happening In l'arrlta that within a very few months these two last named sections, will hhow some of tho best Improve ment In the entire property. Sections 9 and 2(i are not full sec tions, being located In the ex1 1 rente north end of tho property, and con tain approximately 750 acres. This land Is now surrounded by a good fence on the west, north and east sides, and by erecting a fence along tho south lino tho entire acreago will be under one enclosure. The cost of this line fence, as well as tho cost of clearing of every acre In the entire two sections Is to be borne eia!ly by every purchaser per the acreage he owns, so that In the end each pur chaser will have expended for land and improvements a like amount per acre. The eliminating of the fencing of Individual tracts not only means a saving to every owner of land within tho enclosure, but no land will be wasted along fences and In corners, and there shall be no excuse for weedy fence rows. Above all it shows that there exists among all the buyers a feeling of close harmony and co-operation that will bring about an Interesting community at an amazing early date. Clearing has already begun on roads and 160 acres of land, and each subdivision of from forty to sixty acres Is to have erected on it a suitable house for Mexican renter, and some of tho best renters In the entire Falfurrlas country have been assigned this land on the basis of one-fourth of the crop to the own er. It is expected mat in mo near future a well will be put down by one of the owners holding laud near the center of tho property, and the class of improvement beforo mentioned, together with Its nearness to La Glo ria is making this land most desir able to tho best renters. It Is most likely that they will occupy tho land for a period of from two to four years; meantime a little attention on the part of each ow ner toward beau tifying the property, such as shade trees and palms outlining tho roads anil a few acres of citrus fruits on ea h tract will do much toward ren dering the proposition more profit able and Interesting. Those illicitly Interested in the improvement, as outlined, are: C. It. Jordan, county commissioner; V. K. Schlater, county treasurer; I). ('. Morgan, county clerk; Byron Clark, attorney; J. W. Crablll, Jeweler; Win. (i. Schutz, farmer; James No- wacek, carpenter, nnd Antone Homo la, carpenter, all of I'lattsmouth; Glen K. Smith, owner Nebraska Con struction Company, and J. It.
