Evidences ara numerous of a general feeling of confidence; bo apparent is the fact that conditions are fundamentally sound and so eager the desire of investors to put their money to profit able use that many sales of real estate for investment, improvement and speculation are being recorded. . " Not are such sales confined to any particular type of property. Trackage lots, which, by the ray, are growing more and more scarce, and are therefore increasing in value, are being picked np by far-sighted business concerns iu anticipation of their own future needs. " Downtown property is also attracting the attention of investors who realize that with the growth of Omaha in population and commerce there will come a steady, certain in crease in values. But the greatest activity, in number of transactions if not in money to tals, is likely to manifest itself in residence properties. , ' . . . . Tracts of ground of greater or less extent have been purchased by investors who will build groups of residences and offer them for sale upon easy terms that will attract many who are tired of paying rent and desire to become homo owners. . Up-to-date architecture will be put to commercial use in connection with many of these projects, for there is a demand for a variety of design and material. The home-buyer today has a large range of houses from which to select and his purchase will be determined largely by the attractiveness of the architecture and arrangement. 'Some of the mbst progressive investors in residences-built-for-sale have decided to profit by the experience of those engaged in similar enterprise in other cities in the mat ter of building largely of brick. ' t ' , ' ' ... . In Beling houses, as in the sale of all commodities, the law of supply and demand largely determines the opportunity for making a profit. There is an abundance of frame houses for sale. There are more than a few "atuoco" houses. But of brick residences built for sale the supply is merely nominal. And this means that success will doubtless reward the shrewd builder, who gets into the market with brick built-to-sell houses. There is something substantial, comfortable, indestructible,, economical about the ap pearance of a. brick house. The. absence of painting expense in itself is a big item in favor of the brick house. As to the comparative cost of brick and frame bouses reports from apparenty reliable sources indicate that the former can be built for less than, 8 per cent in excess of the latter. ---Jirick is only one of many phases that are interesting' the prospective builder or pur-t-haser and the matter as a whole will be widely discussed by many from now on.
